Leadership Team
Tammy is a born leader with a relentless drive for perfection. With over 25 years of operational experience with the last 12 years in residential management, primarily Affordable Housing oversight. She has a talent for seeing the big picture and is persistently pursuing the best resolution for the situation. Tammy is the founding partner/President of Strive360 Management and will be a key factor in operational improvements, effectiveness, and success. Tammy works closely with the leadership team to set the course and implement the strategic direction of Strive360 Management.
Tammy also serves as Vice President of Asset Management for Prestwick Development Company overseeing 1,200 units throughout the Southeast. She leads a team of four asset managers and a book of business that has grown to more than 50
properties and over 5,000 LIHTC and conventional units.
A graduate of North Carolina Wesleyan College, Tammy holds a Bachelor of Science degree and is a licensed real estate agent in the state of Georgia. She has also earned her HCCP and is a member of GAHC, SAHMA, NAA, and the Atlanta Apartment Association.
Paul J. Ponte
Vice President
Paul is the GOAT – an honor he deserves with three decades of financial and operations management across multi-faceted businesses including real estate development, property management, and financial services. Paul brings extensive experience in developing and operating affordable multi-family communities, ranging from subsidized housing to affordable conventional properties. He is the co-founder and former CEO of Triumph Housing Management, which became one of the fastest-growing management companies in the affordable housing industry with 10,000 units across 23 states. Prior to forming Triumph, Paul was the President and COO for Housing Systems, Inc. and HSI Management, Inc. He currently serves as the President of the Board of Directors for PHASE, Inc., which acquires and develops affordable housing communities, and expands and enhances affordable housing services for residents throughout the Midwest and Southeast.
Paul serves as the President of the Board of Directors for King’s Treasure Box Ministries, providing support for children and adults who have been affected by sexual abuse and trafficking. He is also active in several other boards that assist with affordable housing. Paul is a former CPA and received a B.S. in Business Administration as well as a Master’s in Business Administration from the University of Rhode Island.
Brandon Dampier, CPA
Chief Financial Officer
Brandon is the numbers guy! He brings more than a decade of real estate accounting and finance experience to his position as CFO. His extensive background in multifamily housing includes the successful development and closing of 33 properties and over 3,270 units. Recently Brandon has overseen a conventional portfolio of more than 1,000 units including operations and all financing components. While at TISHCO Management, Brandon was responsible for a substantial portfolio of conventional, tax credit, HUD, and RD properties comprising over 4,000 units at more than 40 properties.
Brandon also serves as Vice President of Accounting and Finance for Prestwick Development Company deploying his extensive knowledge of multi-family development to execute debt and equity deals, as well as to direct the closing and funding processes of LIHTC deals. Brandon works closely with state agencies to guarantee compliance during the development phase of projects.
Brandon holds a B.A. in Business Administration from Valdosta State University and is a Certified Public Accountant.
Tracey Stevens
Vice President of Operations
Tracy keeps her eye on the ball – a necessary skill for an experienced VP of Operations. Prior to joining Strive360, Tracy was with Vista Management Group and was responsible for a portfolio of 5,000 apartment units valued at over $400 million. With properties throughout the Southeast, New York, and Indiana, it was a diverse portfolio including Affordable, Conventional, Rural Development, Public Housing, and Low-Income Tax Credit (LIHTC). With three decades of ex-perience, Tracey is seasoned in developing Community Managers, Service Managers, Assistant Managers, Service Technicians, and Leasing Consultants. She’s also an expert at daily operations and assisting in the turnaround of low-performing properties, cash flow management, and meeting budget guidelines.
Tracy holds numerous designations including the Housing Credit Certified Professional Designation (HCCP), Certified Professional of Occupancy Designation (CPO), South Carolina Property Manager License Development Dimensions International (DDI), Certified Facilitator, and the National Apartment Association Certified Apartment Manager Designation.
James Nixon
Vice President of Maintenance
James tackles a problem before it happens. With more than three decades of expertise in maintenance and construction under his belt, James brings invaluable experience and knowledge to Strive360 Management. He is also Senior Asset Manager for Prestwick Development where he oversees over 2,000 units throughout the southeast and a book of business that has grown to surpass 50 communities and more than 5,000 LIHTC and conventional communities. James excels at monitoring monthly property financial statements, oversight of annual budgets, site inspections, third-party contract negotiations, coordinating property insurance, monitoring project compliance requirements, and complete physical and critical needs analysis of all communities.
James has logged thousands of hours in electrical, plumbing, construction repair, and construction management, He is certified in HVAC, EPA and CMM, Renovation, and Quality Assurance, and has inspected more than 10,000 units in his extensive career.
Dawn Mooty
Senior Regional Manager, South Carolina
Dawn is laser-focused on the Palmetto State. With more than 35 years of experience in asset management and operations in multifamily housing, Dawn is a proven leader. Her vast array of experience includes managing affordable, conventional, student, and senior housing as well as new development.
Dawn joined Prestwick in 2021 as an asset manager for the South Carolina portfolio. Before accepting the position, she held real estate management positions in Texas, Georgia, and Arkansas. She earned a Bachelor of Science degree from the University of Arkansas, Fayetteville, and holds HCCP and CAPS designations.
Tracey Dunham
Regional Manager, Georgia
Tracey likes to grow things, especially occupancy! For the past two decades, Tracey has rolled up her sleeves and even in the most challenging environments effectively leased multifamily housing units while implementing effective cost control, revenue maximization, daily operational procedures, and onboarding employees. Before joining Strive360, she was a regional director for Range Water Real Estate and Lincoln Property Company. Tracey began her career with Transwestern Investments. Tracey’s focus for 360Strive will be managing the Georgia portfolio.
Tracey holds an Associate Degree in Business Administration from Georgia Perimeter College,
Lawrenceville. She is certified as an LPC Onboarding Trainer and Due- Diligence Team Leader. She is a Membership Volunteer for the Atlanta Apartment Association and participates in many industry and community organizations including, the Siller Foundation Fundraiser Committee Member/LPC, the Lincoln Charity, and Atlanta Foodbank. She has received numerous accolades including Property Manager of the Year and is an NOI Achievement recipient.
Megan Bell
Compliance Specialist
Megan is an eagle eye. As a compliance specialist, she helps ensure that Strive360’s operations are aligned with relevant laws, regulations, and policies. Her experience with Prestwick Development as an asset manager and project administrator gives her experience and knowledge. In her role with Prestwick, she oversees 1,000 plus units throughout the southeast reviewing annual budgets, site inspections, third-party contract negotiations, coordination of property insurance, property tax tracking, and monitoring project compliance requirements.
Megan holds multiple designations including HCCP, TCS, and HCS, and is a member of GAHC, SAHMA, NAA, and the Atlanta Apartment Association.
